Generally speaking, we encourage and support our agents to have closed a minimum of 2 transactions in their first six months (while going through training) and 6 transactions in their first year. Each sales associate is responsible for his or her own insurance. You have the choice to pick whichever carrier you would like, or you can use a spouse's insurance plan if that is an option. Discounted group rates on insurance packages are available through the Michigan Association of REALTORS®.
One of the many benefits of selling real estate is that you can set your own hours! Real estate is a great career option for teachers that would like to earn some extra income in the summer months, retirees, or families with young children involved in many different activities (just to name a few). You set your schedule and plan appointments around your other commitments. You can work as much or as little as you wish. Keep in mind that you should plan to work at least 20-40 hours per week. The more you work, the more likely you are to receive a lead and sell more homes. You will want to establish some degree of flexibility in your hours so that you are available when your clients are available to see homes.
You will be paid via check or direct deposit each time that you have a closing. The company does not withhold taxes from your paycheck. You will receive a 1099 at the end of the year. It is highly recommended that you set a portion of your income aside in order to pay your taxes quarterly to the IRS. Many of your real estate related expenses are tax deductible, including your mileage! You'll want to be sure to maintain detailed records of these expenses in order to take full advantage of available deductions. We would encourage you to consult with your personal tax advisor or accountant.
You may start selling real estate as soon as you receive your license and are set up with a brokerage. All salespersons must work under the direct supervision of a licensed broker. We encourage our agents to finish the in house training program prior to selling real estate in the field. However, we wouldn't want you to pass up a lead! In the event that you are ready to start selling prior to your training completion, our managers are available to you to walk you through your first few transactions with consultation.
Yes, all agents are required to be a member of his or her local Association of REALTORS®, Michigan (MAR) or Indiana (IAR) Association of REALTORS® and the National Association of REALTORS® (NAR). Local fees vary depending on your location and the closest Association. MAR/IAR and NAR dues are minimal and billed through your local Association fees.
